For recorded documents like deeds and mortgages, call the Recorder's Office at 740-592-3228 or use the Recorder's Document Search (AvaWeb system). Records are available from 1790 to present. That is over 230 years of land records for Athens County. Deeds, mortgages, plats, liens, and related filings are all archived and indexed in alphabetical order. Copies cost $2 per page for both regular and certified copies, plus a $1 certification fee per document. Fax copies run $2 or $4 per page depending on distance.

Athens County Property Tax Records

Property taxes in Athens County fund schools, roads, and public safety. The effective tax rate sits around 1.3% of assessed fair market value. The Auditor sets assessed value at 35% of market value under ORC Section 319.54. The Ohio Property Tax Rate Database shows current rates for all Athens County taxing districts.

The county completed a Triennial Update following the 2020 reappraisal. Tentative property values are available online for review. Ohio law requires full reappraisal every six years with a statistical update at the three-year mark. The Ohio Department of Taxation certifies percentage changes based on sales ratio studies. Conveyance fees follow the state cap under ORC Section 319.20. Documents can be recorded by mail, though mailing may cause delays if documents get rejected for incorrect fees, missing legal descriptions, or missing conveyance forms.

Homestead Exemption in Athens County

The Homestead Program provides tax relief to Athens County homeowners age 65 and older or those who are permanently and totally disabled. To qualify, you must own and occupy your home as your principal residence as of January 1st of the application year. Since 2014, means testing applies. Your Ohio Modified Adjusted Gross Income must be below the state threshold. Disabled applicants need a Certificate of Disability form (DTE 105E) signed by a doctor or a Social Security awards letter.

The CAUV program provides separate tax relief for farmland. Ten acres or more devoted to agricultural use can qualify. Properties under ten acres may qualify if average yearly gross farm income for the past three years is at least $2,500 from agricultural products. Apply through the Auditor's office.
