New split parcels that get recorded between October 1 and December 31 will not show on the website until December of the next year. Keep this in mind if you are tracking a recent lot split in Wyandot County.

Wyandot County Tax Maps and Parcels
The Wyandot County Tax Map Department has moved to the County Engineer's Office at 320 N. Warpole Street, Upper Sandusky. This office reviews legal descriptions and surveys for property transfers. It makes sure they meet state minimum standards and Wyandot County's own conveyance standards. The department updates tax maps for each property transfer and helps the public find their parcels.
Ohio law says the County Engineer must create and keep tax maps up to date. A scale map must be drawn for every parcel. The law sets the scale at one inch for every quarter mile at minimum. Wyandot County does not have a full GIS department. This is a tax map system only. For advanced mapping needs, you may need to use the GeoOhio Statewide Parcel Viewer instead.
The department also assigns all new addresses in unincorporated parts of the county. Current parcel data can be downloaded in ZIP format from the Auditor's site.

Wyandot County Recorder and Deeds
The Wyandot County Recorder's Office stores all official land records. The office is at 109 S. Sandusky Avenue, Room 24, Upper Sandusky, OH 43351. Call (419) 294-1442 or email recorder@co.wyandot.oh.us. The Recorder files deeds, mortgages, liens, leases, land contracts, and plats.
Since January 1, 1999, the office has used electronic indexing. The AVA search system lets you search by last name, first name, start and end dates, document number, type, book, page, and reference number. This is a big help for deed research going back more than two decades.
Before any deed can be recorded, the buyer must present it to the County Auditor with a Conveyance Fee Statement (DTE Form 100) under ORC Section 319.202. The conveyance fee in Wyandot County follows the state cap of $4.00 per $1,000 of sale price plus $0.50 per parcel under ORC Section 319.20.
Wyandot County Property Tax Records
The Auditor sets the assessed value at 35% of market value under ORC Section 319.54. Tax rates are set in mills. One mill equals $1 of tax per $1,000 of assessed value. The Ohio Property Tax Rate Database shows current rates for all taxing districts in Wyandot County.
Ohio law calls for a full reappraisal every six years. A statistical update happens at the three-year mark. The Ohio Department of Taxation certifies value changes based on sales ratio studies. If your home or building gets destroyed by fire or a natural disaster, file Form DTE 26. The reduction amount depends on the calendar quarter when the damage occurred.

Homestead Exemption in Wyandot County
The Homestead Exemption shields up to $25,000 of market value from taxes. It is open to homeowners age 65 and older or those with a permanent disability. Your Ohio Modified Adjusted Gross Income must be under $40,000. You must own and live in the home as your main residence.
Apply by December 31st. The form is signed under penalty of perjury. A false statement is a fourth-degree misdemeanor. If convicted, you repay the exempted taxes plus interest and lose eligibility for three years.
Note: Name changes on Wyandot County Auditor records need a new deed to be transferred and recorded, since names appear as they are on the deed of record.
