Auglaize County property records are managed by the County Auditor and County Recorder in Wapakoneta. You can search for deeds, tax data, parcel maps, and ownership details through the Auditor's online portal or the Recorder's document search. Both offices sit at 209 South Blackhoof Street. The Auditor maintains property records dating back to 1848 for all parcels in the county. Ohio law makes these records public and free to inspect. Copies are available for small fees set by the Ohio Revised Code.

Auglaize County Auditor Office

Auditor Linda Bice serves as the chief financial officer for Auglaize County. The office is at 209 S. Blackhoof St., Suite 102, Wapakoneta, Ohio 45895. The office also inspects and licenses scales and gas pumps, and sells dog tags, vendor licenses, and cigarette dealer permits.

As Chief Assessor, the Auditor reappraises all real property every six years and updates values every three years. Manufactured homes get assessed and registered through this office too. The Auditor records deed transfers, manages homestead exemptions, tracks oil and gas wells, and handles special assessments for all real property in Auglaize County. The office disburses about 12,350 warrants (checks) per year. The Auditor also sits on the Board of Revision, which hears property value appeals, and serves as secretary to the County Budget Commission.

Conveyance numbers are tracked for each sale. Appraised values, tax detail, tax payments, and Homestead Exemption status are all viewable on the record card.

Auglaize County Recorder and Deeds

The Recorder maintains accurate records for all Auglaize County property from 1848 to present. Every conveyance and encumbrance document gets a complete, permanent record in archival form. The Recorder enforces more than 1,000 sections of state law in the Ohio Revised Code. This office also serves on the county Records Commission and runs the county Microfilming Department. The fee schedule was last updated October 24, 2024 and is available online.

Recorded documents can be searched by name, book and page, or instrument number. The Recorder maintains GIS maps including plat books, FEMA floodplains, voting precincts, roads, and school districts. Before any deed can be recorded, the buyer must present it to the County Auditor with a Conveyance Fee Statement (DTE Form 100) under ORC Section 319.202.

Auglaize County Property Tax Records

Property taxes in Auglaize County fund local schools, roads, fire protection, and county services. The Auditor sets assessed value at 35% of market value under ORC Section 319.54. Tax rates are expressed in mills. The Ohio Property Tax Rate Database shows current rates for all Auglaize County districts.

Ohio law requires full reappraisal every six years with a statistical update at the three-year mark. The Ohio Department of Taxation certifies value changes based on sales ratio studies. Each parcel in Auglaize County sits in multiple overlapping taxing districts. The total rate is the sum of all applicable levies. Inside millage and outside millage get different treatment under House Bill 920 tax reduction factors.

The Homestead Exemption shields up to $25,000 of market value from taxation for qualifying homeowners. You must be 65 or older or permanently disabled, and your Ohio MAGI must be under $40,000. Apply by December 31st through the Auditor's office. The CAUV program offers separate relief for farmland of ten or more acres in Auglaize County. Properties under ten acres may also qualify if average yearly gross farm income for the past three years is at least $2,500 from agricultural products. The Owner-Occupied Tax Reduction provides additional automatic tax relief for homeowners who live in their Auglaize County property.
