Mercer County Auditor Office

The Mercer County Auditor serves as the chief fiscal officer and chief property assessor. The office sets fair market values on all land and buildings in Mercer County, then calculates assessed values at 35% of market value under ORC Section 319.54. Tax bills are computed using local levy rates applied against those assessed figures. The Auditor's online property search system provides free access to parcel data including owner name, address, legal description, assessed and market values, building characteristics, tax history, and sales records.

Search Mercer County Property Records Online

Go to the Auditor's website and use the property search tool. Enter an owner name, street address, or parcel number. The system pulls up matching records. Each result shows ownership details, property address, legal description, land use code, and current values. Building data includes square footage, year built, number of rooms, and construction type. The sales history tab shows past transfer dates and prices for that parcel.

You can also use the GIS map to find parcels visually. Zoom into a township or neighborhood and click on a lot. The map shows property lines over aerial images. Keep in mind that these boundaries are approximate. They are for tax purposes only and not a substitute for a professional survey.

For recorded documents, the Recorder's Office keeps deeds, mortgages, and liens. You can search by grantor name, grantee name, or document number. All Mercer County property records are public under ORC Section 149.43. Inspection is free during regular hours.

Mercer County Recorder and Deeds

The Mercer County Recorder files and stores all official land transfer documents for the county. Deeds, mortgages, liens, easements, and plats all go through this office. When property changes hands in Mercer County, the new deed must be recorded to give public notice. The Recorder indexes all documents by grantor and grantee name so anyone can trace the chain of title on any parcel.

The Recorder's Office is in the Mercer County Courthouse at 101 North Main Street, Celina, OH 45822. Copy fees run $2 per page with $1 for certification. Before recording a deed, the buyer has to file a Conveyance Fee Statement (DTE Form 100) with the Auditor under ORC Section 319.20. The conveyance fee is capped at $4.00 per $1,000 of sale price plus $0.50 per parcel.

Mercer County Property Tax Records

Property taxes in Mercer County fund local schools, roads, fire departments, and government operations. The Auditor calculates each tax bill by applying mill rates to the assessed value. Ohio law requires a full reappraisal every six years with a triennial update in between. The Ohio Department of Taxation certifies value changes from sales ratio studies. Homestead Exemption in Mercer County

The Homestead Exemption shields up to $25,000 of market value from taxation. You must be 65 or older or permanently disabled. Income limits apply. Your Ohio Modified Adjusted Gross Income cannot be more than $40,000. The property must be your primary residence.

File by December 31st at the Mercer County Auditor's Office. The application requires a signature under penalty of perjury. A false claim leads to a fourth-degree misdemeanor charge and three years of disqualification from the program. Mercer County has extensive agricultural land, so the CAUV program is especially relevant here. Farmland of ten or more acres used for commercial agriculture may qualify for reduced valuations based on soil type and crop yield rather than market value.
