Putnam County Real Estate Transfers

The conveyance fee is $4.00 per thousand of the purchase price, rounded up to the nearest hundred. The transfer fee is $0.50 per parcel, as required by ORC Section 319.20. Checks must be for the exact amount or the conveyance will not be processed. Use DTE Form 100 for regular money transfers. Use DTE Form 100 (EX) when claiming an exemption from the conveyance fee. Putnam County Property Tax Records
Property taxes in Putnam County are based on assessed value, which is 35% of the Auditor's market value under ORC Section 319.54. Tax rates use mills. Putnam County CAUV Program
Putnam County has a strong agricultural base, and the CAUV program is widely used here. CAUV stands for Current Agricultural Use Valuation. It lets qualifying farmland get taxed based on its farm use instead of its highest potential development value. This can mean big savings for farmers and rural landowners.
To qualify in Putnam County, you need ten or more acres devoted exclusively to commercial agricultural use. If your farm is under ten acres, it can still qualify if the average yearly gross income from agricultural products is at least $2,500. Every year, farmland needs to be enrolled into CAUV. Current properties in the program get renewal applications in January. Initial applications come with a $25 filing fee.
There is a cost to leaving the program. Land taken out of CAUV is subject to a recoupment fee. That fee equals the CAUV savings on the land for the past three years. So if you are thinking about developing farmland or taking it out of agricultural use, factor in that recoupment charge. The Auditor's office can give you an estimate of what the fee would be on a specific parcel.

Homestead Exemption in Putnam County
The Homestead Exemption removes up to $25,000 of market value from your tax bill. You must be 65 or older, or permanently disabled. Your Ohio Modified Adjusted Gross Income must be under $40,000. You have to own and live in the home. Apply by December 31st of the year you want the exemption to start.
False statements on the application carry penalties. It is a fourth-degree misdemeanor. Conviction means repaying exempted taxes plus interest, and you lose eligibility for three years. Call the Auditor's office with questions about whether you qualify.
