The Ottawa County Auditor's Real Estate Web portal gives free access to property data for all parcels in the county. You can search by owner name, address, or parcel number. Results include ownership details, assessed values, market values, building data, tax history, and sales records. Each result card shows the current owner, mailing address, legal description, land value, building value, and total assessed value at the 35% rate set by ORC Section 319.54. Ottawa County Property Transfers

The Ottawa County Property Transfer page spells out the steps for recording a deed. All real estate transfer documents must be presented to the County Auditor before recording under ORC Section 319.203. The Real Estate Division reviews the transfer and makes sure all fees are paid before stamping the deed for the Recorder.

The conveyance fee is $4.00 per thousand dollars of the sale price, rounded to the nearest ten cents. For example, a $100,000 sale carries a $400 conveyance fee. The transfer fee is $0.50 per lot or parcel transferred. If the sale includes three parcels, the transfer fee is $1.50. Both fees must be paid before the Recorder will accept the deed for filing. These rates follow ORC Section 319.20 and apply to all property transfers in Ottawa County.

Property taxes in Ottawa County support schools, roads, fire departments, and local services. The Auditor calculates each bill by multiplying the assessed value by the total millage rate for the tax district. Assessed value is 35% of market value.
