Wood County Recorder and Deeds
The Wood County Recorder's Office stores all official land records. The office is at One Courthouse Square, Bowling Green, OH 43402. Call (419) 354-9140 or fax (419) 354-2039. Hours are Monday through Friday, 8:30 AM to 4:30 PM. The Recorder files deeds, mortgages, liens, and other documents that affect real property title in Wood County.
Recorded documents including land documents, financing statements, and veterans index are searchable online. The Recorder also provides recorded document reports including monthly mortgage reports, farm sale reports, quarterly reports, and monthly title company reports. When land changes hands, the new deed must be recorded here. Before recording, the buyer must present the deed to the Auditor with a Conveyance Fee Statement under ORC Section 319.202. The Sheriff's deed from foreclosure sales is filed with both the Auditor's Office and the Recorder's Office.

Wood County Property Tax Records
Property taxes in Wood County fund local schools, roads, and public safety. The Auditor sets assessed values at 35% of market value under ORC Section 319.54. Tax rates are expressed in mills. The Wood County Treasurer's website lets you pay real estate taxes online with credit card or electronic check. A convenience fee applies to online payments. Homestead Exemption in Wood County
The Homestead Exemption shields up to $25,000 of market value from taxation. It is open to homeowners age 65 and older or those with a permanent disability. Your Ohio Modified Adjusted Gross Income must be under $40,000. You must own and live in the home as your main residence.
Apply through the Wood County Auditor's office by the first Monday in June. The form must be signed under penalty of perjury. Making a false statement is a fourth-degree misdemeanor. If convicted, you repay the exempted taxes plus interest and lose eligibility for three years. The Ohio Department of Taxation provides statewide information about tax relief programs.
Note: The CAUV program offers separate tax relief for farmland of ten or more acres used for commercial agriculture in Wood County.
