The Paulding County Auditor serves as the chief fiscal officer and chief assessor for the county. The office sets fair market values on all land and buildings, then uses local levy rates to figure each owner's tax bill. The Auditor also handles building permits. A permit is needed for any building or shed sized 12 feet by 16 feet or larger. Additions, decks, patios, porches, attic conversions, basement conversions, and even replacing windows, siding, or roofing all need a permit too. The exceptions are Auglaize, Brown, and Jackson Townships along with Latty and Broughton Villages, which are not zoned. The Auditor's office issues permits for those areas directly.
Even if the agricultural permit requirement is waived under O.R.C. 5713.17, the Auditor's office still needs to know about improvements. You must notify them of any new construction or changes to the property.

How to Search Paulding County Property Records
Start at the Auditor's website. Use the Quick Search bar at the top for a fast lookup. Type an owner's last name, address, or parcel number and the system returns matching records. Each result card shows the property owner, mailing address, legal description, land value, building value, and total assessed value at the 35% rate under ORC Section 319.54.
The Advanced Search option gives more filters. You can narrow results by township, property class, or value range. Building details include square footage, year built, room count, and construction type. Sales history shows past sale dates, prices, and buyer and seller names.
For deeds and recorded documents, visit the Paulding County Recorder's office. You can search recorded instruments by name, document number, or book and page. All records are public under ORC Section 149.43. Copy fees run $2 per page with a $1 certification fee per document.

Paulding County Property Sales
Tax-foreclosed properties in Paulding County that do not sell at two Sheriff's Sales are forfeited to the State of Ohio. The Auditor's office handles forfeited land sales. To take part, you must register at the Auditor's office. Registration starts at 9:00 a.m. and sales begin at 10:00 a.m.
A deposit is required at the time of sale. The minimum deposit is 10% of the total due or $50.00, whichever is more. The total includes the bid price plus deed fees, recording fees, and transfer fees. The successful bidder must sign a Successful Bidder Certification under ORC 5723.06. This form states that you are not a member of the previous owner's immediate family. Breaking this rule can void the sale.

Homestead Exemption in Paulding County
The Homestead Exemption shields up to $25,000 of market value from property taxes. It is open to homeowners who are 65 or older or have a permanent disability. Your Ohio Modified Adjusted Gross Income must be under $40,000. You must own the home and live in it as your main residence.
Apply through the Paulding County Auditor by December 31st. The form requires your signature under penalty of perjury. A false statement is a fourth-degree misdemeanor. Conviction means you repay all exempted taxes plus interest and lose eligibility for three years. The CAUV program gives separate tax relief for farmland of ten or more acres in Paulding County.
